Zone 1

 

Zone 1: Brighton is one of the fastest growing cities in the Denver metro area. Given its historic values and authentic culture, Brighton has a unique environment that is great for all ages. With the amount of projected growth and development over the next decade, Brighton is a great place to grow and relocate for businesses and residents alike. Brighton’s Opportunity Zone contains sections of historic downtown that present incredible opportunities to the community.

Zone 2

Zone 2: The Federal Heights Opportunity Zone contains substantial amounts of developed and undeveloped property and is centrally located within the northern metro area between Thornton, Westminster, and Broomfield. Located adjacent to Federal Blvd. and 104th Ave., the Federal Heights Opportunity Zone is perfectly located for future development efforts.

Zone 3

Zone 3: The City of Thornton Opportunity Zone presents a unique opportunity for revitalization investment within Adams County. The Thornton Shopping Center is currently undergoing a major redevelopment effort, priming the Opportunity Zone for future growth and prosperity.

Zone 4

Zone 4: The Westminster Opportunity Zone has excellent access to transportation infrastructure, quick access to Boulder and Denver via U.S. 36, and access to the retail corridor on Federal Blvd. with high traffic counts. The surrounding neighborhood is more affordable than some of the surrounding area. This Opportunity Zone also possesses vibrant history and character.

Zone 5

Zone 5: Opportunity Zone 5 is split between the City of Westminster and unincorporated Adams County and is directly adjacent to Opportunity Zone 4. Closely located to several RTD public transit stations, the Opportunity Zone is ideally situated for development. High traffic counts, proximity to rail and highways, and close distance to historic neighborhoods make this area a truly promising opportunity.

Zone 6

Zone 6: Opportunity Zone 6 is located entirely within unincorporated Adams County and contains the historic Welby neighborhood. Proximity to rail, highways, and major thoroughfares make this Opportunity Zone readily accessible for development. One major benefit to developing within this Opportunity Zone is the lower tax rate in unincorporated areas.

Zone 7

Zone 7: Commerce City is a rapidly growing community within Adams County and is home to Opportunity Zone 7. This Opportunity Zone encompasses historic Commerce City as well as the Suncor Energy facility within the city. This Opportunity Zone also possesses significant rail and highway accessibility as well as a close proximity to the City of Denver.

Zone 8

Zone 8: Opportunity Zone 8 contains the Aurora Fitzsimmons Innovation Community. You can view the Fitzsimons Area Urban Renewal Plan here.

Zone 9

Zone 9: Opportunity Zone 9 is contained both within the City of Aurora and unincorporated Adams County. The zone is directly adjacent to both the Denver International Airport and Colorado Air and Space Port. This area is mostly undeveloped, but development is rapidly starting to pick up and is primed for rapid growth. The Opportunity Zone is home to the Gaylord of the Rockies, a world-class resort and conference center serving the region.
